Answers to the Questions I Hear Most Often

Timing is rarely just about the market. It is about your situation: your timeline, your finances, and what you are actually trying to accomplish. We walk through your specific circumstances first. Once that is clear, whether now makes sense usually answers itself.

No. Conventional loans can go as low as 3 to 5 percent down, FHA around 3.5 percent, and VA or USDA can mean zero down for those who qualify. Twenty percent mainly matters if you want to avoid PMI. Get with a lender, get the real number, and we will take it from there.

Lakefront and waterfront homes carry their own rules: septic and well considerations, shoreline permitting, flood zones, and a smaller buyer pool that moves fast when the right property comes up. I walk every waterfront client through these details page by page so nothing catches you off guard after closing.

I have coordinated buyers relocating from multiple states, retirement home seekers especially, and the biggest thing I can offer is a streamlined process on your end. Virtual showings, organized paperwork, and clear communication so a long-distance move feels a lot less complicated than it sounds.

In Michigan, taxable value is capped while one owner holds the property, then resets when it sells. Your tax bill can be meaningfully higher than what the current owner pays on the same house. Worth understanding before you close, not after.
